We verify rental history, credit history, employment history and income, conduct criminal background screening on anyone age 18+.
Is there an application fee?
Yes, application fees are $85 per person on anyone age 18+.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Yes, we check rental history, employment as well as verifying that income is a minimum of three times the rental amount, credit history, and conduct a criminal background check.

What fees/deposits are due upon applying? Moving in?
Application and Administrative Fees are due upon applying. Security deposit and pro-rated rent are due upon move in.
Do I have to pay first & last month's rent?
No, prorated rent is due at move-in, however if you take possession after the 20th of any month, the next months rent is also due at move.
When is rent due?
Rent is due on 1st of each month per the Lease Agreement.
How can I pay my rent? What forms of payment are acceptable?
Rent can be paid through the Resident Portal with e-check, debit, credit card or Money Gram locations.
Is there a late fee for overdue payments? Is there a grace period?
Yes, late fees are applied to accounts on the 6th of the month, giving resident a 5 day grace period.
Is renter's insurance required? (Add details, how much, what kind.)
Yes, residents must carry liability insurance with a minimum coverage of $100,000.
Are utilities included? (Which ones specifically.)
No, utilities are not included with the rent but are paid separately.
What utilities are not included in the rent?
Utilities are not included with the rent but are paid separately.
What costs are not included in the rent?
No utilities are included (water, sewer, gas, electric, and trash).
What is the average cost for utilities each month?
Utilities are based on usage and number of residents in each unit.
Are the apartments furnished? What is included?
No, we do not offer furnished apartments at this time.
Are there any bed restrictions for the apartments?
Yes, waterbeds are not permitted.
Do you have items I can rent?
No, there are no rentable items at this time.
Are corporate rentals available?
We do offer corporate rentals.
Under what circumstance can a landlord terminate your lease?
A lease can be terminated for violating the contract.
What happens if I need to move out before my lease expires?
You are responsible for rent through the entire lease term or you can provide a 60-day notice and pay the Early Lease Termination Fee. At such a time the lease would be considered satisfied.
Can the apartment be listed on AirBnB?
No, AirBnB rentals are not permitted.
What are the occupancy limits?
2 per bedroom
Can the apartment be sublet?
No, subletting of any type is not permitted.
How often is there a rent increase?
Rates are reviewed prior to all Lease expirations.
How much of the security deposit is refundable?
We will refund all your deposit if no balance is due at move out. Security Deposit Alternative is non-refundable.
Are there any fees associated with moving in or moving out?
Move In fees include application, administrative, pro-rated rent, and security deposit or Security Deposit Alternative Program. Move-out fees will depend on lease fulfillment, proper notice, any balances owed, and any unit damages.
How much is the security deposit?
Security Deposits are either $500 or $1500. Ask us about our Security Deposit Alternatives Program.
What are the hours for the pool?
Pool Hours are Dawn to Dusk.
What are hours of the leasing office?
Monday - Friday 9:00 - 6:00, Saturday & Sunday - Closed.
What property amenities are included?
We offer tennis court, basketball court, pool and a playground!

No, we don't rent the Office/Clubhouse space at this time.

Do you offer valet trash service?
Yes! Trash is conveniently picked up five days a week. The monthly cost is $24.
Are you near any transportation routes? Which ones?
Broward County Transit, Bus route 18 is directly in front of our community
What school district serves the community?
Stirling Elementary, Driftwood Middle and Hills High School
Is there public transportation nearby?
Yes! The local bus service picks up directly in front of the community.
Do we offer discounts for First Responders/Military Personnel?
Yes, ask us about our Home Town Hero's Program.
Do you accept Section 8 Vouchers?
We are happy to rent to anyone that meets our criteria.
I have a noise complaint. Who do I contact?
Nosie complaints should be directed to the Leasing Office or the local Police Department.
What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?
We do not offer designated smoking areas, at this time.
I need emergency maintenance. Who do I call?
Call our leasing office and our representatives will connect you to our maintenance team.
I have a non-emergency maintenance issue. Who do I contact?
Please call the Office during normal business hours or submit a work order through the Resident Portal.
Do you allow pets? What is the pet policy?
Dogs and Cats are permitted. A total of two pets are allowed per household. Sunset Palms utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent is $25 per month per pet. Pet rent is based on petscreening.com recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.
What is the parking situation?
First come, first served.
Are there fees for using the communal spaces?
No, we do not have communal spaces for lease.
Is there a fee or permit required for parking?
Yes, there is permit required for parking
Is parking assigned?
No.
Can residents put personal grills on their balconies?
Fire Code requires grills to a minimum of 10 feet from the buildings.
What do I do if someone parks in my parking spot?
We do not offer assigned parking.
What is the policy for guest parking?
Open Parking, however we ask that guests be considerate of residents.
Are there building quiet hours?
We adhere to local ordinances as outlined in the lease contract.
What decorations or changes to the apartment are prohibited?
Use of oil based paint, permanent changes to structure.
Are there restrictions for what can be put on balconies or patios?
Yes, Patios must be kept neat. Only items intended for outside use are permitted.
What is the procedure for moving out?
Residents must give a 60 day notice of intent to vacate, provide a forwarding address, and turn in keys on scheduled date.
How old are the appliances?
It depends on the apartment. All are in good working order.
Does the apartment come with a microwave?
No.
Are stoves gas or electric?

Do kitchen sinks have a garbage disposal?

Do apartments have dishwashers?
Yes! Our Studios, 1 and 2 bedroom apartments have dishwashers.
Is there a bathtub or just a shower? Are they together or separate?
Our studio ,1 and 2 bedroom apartments have both together.
